If your home is worth $1 million, and your mortgage balanace is $600,000, you have $400,000 home equity in your home. Let's say your lender allows a maximum CLTV of 85%, and your current mortgage balance is $600,000 with a $1 million home value, then the maximum amount of debt you can have is 85% of $1 million or $850,000. Since you already have a $600,000 mortgage, the maximum home equity loan you can get is $850,000 subtract $600,000 or $250,000.
